Preface
There is little doubt that securitization is changing the face of mortgage, consumer, and corporate finance. Most new home mortgages and growing numbers of multifamily and commercial property mortgages are being funded by conversion into securities. Car loans and leases, credit card receivables, boat loans, mobile home loans, home equity loans, small business loans, student loans, problem loans, Third World debt, and even delinquent municipal tax liens also have been securitized by originators and Wall Street. Such financing is attracting the attention of an increasing number of corporate finance executives. It has important implications for banks, thrifts, and other intermediaries as they find themselves users of and competitors with securitization. Institutional investors competing for yield find themselves exposed to a whole new family of investment products, sometimes with troubling consequences. These are changing times in finance.
