This book that I have written is designed specifically for beginners who have no prior knowledge about the real estate market. While you may not be aware of it, people are making a fortune on the real estate market and they are doing so because of the opportunities offered. No longer is banking investment thought of as being the best bet. Interest rates are falling and people are beginning to cotton onto the fact that if they want the best return for their money, they need to look elsewhere.
At the time of writing this book, I have established myself sufficiently to be able to give up work. However, once you get onto the real estate ladder, its unlikely that you will want to get off it. Its addictive and its fun, but its also a lot of hard work and you need to do your homework. Dont expect money for nothing because real estate investment is hard work. What drew me to it was the fact that I had money accumulated in the property I bought for my family. This equity or value of the home seemed to be sitting doing nothing and when I looked into the potential, I was surprised at just how far that money could go in securing my future.
Remember that all the information that you are about to read is going to be useless, if you dont take action. You can be a real estate expert, but you will not make any money if you dont implement what you learn. Taking action is what leads to profits and a chance at the financial freedom you dream about, and not taking action is the number one reason for failure.

Not everyone who invests in real estate will make a huge success of it, though if you approach it with the right attitude, chances are that you really can make your living just by dealing in real estate whether this is for the tourist industry, for rentals or simply by flipping houses.

This book explains how it is done. How successful you become depends upon the amount of homework you are willing to do and your own abilities. However, it is universally accepted that there is money to be made in the real estate market and it could be just the break you are looking for in moving forward in both your career and your lifestyle. It is hoped that this book will send you in the right direction and that you will find your own level of success, based upon how much you can afford to invest.

B efore you can even consider buying into real estate, you need to know what your worth is because this gives you very valuable information:

  • How much can I afford to spend outright on property?
  • How much can I keep as a contingency for unexpected repairs?

The way that you establish what you are worth is by looking at the value of your own home. If it has a value on the market in this day and age of $150,000 and you only owe, $50,000, that means that you have equity of $100,000. Does that mean you can afford to spend $100,000? That depends on several things. The first thing that you need to do is to establish a rapport with your bank so that you know what they are prepared to lend you and on what rates. For example, if they are prepared to lend you money, what will that money actually cost you? Banks dont do loans for nothing. They expect to make interest on loans. As well as paying your current mortgage, you will be adding another liability that you need to meet all of the time that you owe them money. Thus, you need to establish how much you can lend and what the monthly and setup costs of that loan will be.
