Over the past two decades I have worked with thousands of people in the real estate world, from clients to investors to brokers to students, all wanting to learn more. Through the years, Ive noticed a common thirst for knowledge and a never-ending interest in using real estate to build wealth and financial freedom. I could hardly attend a social gathering without the topic coming up in one or more conversations with eager people wondering how to get started or take the next step. And I loved having those talks and being that resource. But, as often accompanies popular interests, I also noticed the thousands of books, seminars and classes teaching the same number of different ways to be successful in this space, many of which were convoluted and leaned on rare or unrealistic examples, some even trying to upsell the reader to buy more of the same resources. With so much information available, the true novice investor can be overwhelmed and lost on which direction to head first. That is what led me to write this book. My hope is to simplify the process and cut through the noise by distilling my decades of experience into an easy to understand, step-by-step resource that provides practical guidance to a beginner or intermediate investor. While doing that, I want to give smaller investors hope, motivation and encouragement that they too can build a financially secure future and can do so without needing to buy 20 homes or an entire apartment building. So often real estate investing guidance comes in the flashy forms of buying more, more, more! The bigger, the better. Theres nothing inherently wrong with that strategy if its right for you. However, the simple truth thats not discussed enough is that these large projects also come with increased risk and the need for significant up-front capital. While those projects may sound exciting, the statistical reality is that most investors will never build to that scale. Heres the good news: In order to achieve significant wealth through real estate, you dont need to grow to that scale. I wanted to write a book that doesnt sell the dream, but rather helps investors build their own.
As a real estate investor myself, I have done all types of residential real estate investing, from your basic, run of the mill rental homes to large-scale renovation projects and flips. Ive been teaching real estate investing on many levels for over a decade, and I work hard to incorporate the lessons with an easy to learn and approachable teaching style using real-world examples and not cherry-picked samples that are impossible to find in reality. My goal is to help the average person build wealth with just a few investment homes that can set them on the right path to reaching their goals.
If you already own 20 homes, an apartment building or a commercial building, I didnt particularly write this book for you. But if youre new to real estate investing, or already own a property (or a few!) and are seeking experience-based guidance on how to build and maximize your wealth, then I welcome you to your next step in that journey. My hope is that this book inspires you and gives you the confidence needed to take action in your journey to building wealth through real estate investing.

I should probably set some expectations for you before we get too deep into this book. I am not a writer by profession. Im a real estate broker, teacher, coach, and investor. Writing is not my specialty, but real estate investing, growing wealth, and helping people get on the right track are my forte. I divulge that information early on because as you read this, you wont see too many fancy words or long-winded explanations that seem to go in circles with no end, or at least, I hope you wont.
Instead, you will see straightforward, insightful examples and instructions that prove productive to you. Ill also presume this isnt your first real estate investing book. People have written about this subject since landlords rented out the first home. I do hope its one of the last ones you ever need to read. Some real estate books talk in generalities and not specifics, or they talk about large-scale projects and huge investments. However, most people dont have the time, money, know-how, or motivation to tackle these projects. My strategy for writing this book is a little different.
Im a goal setter and believe that sharing my goals out loud keeps me committed to reaching them. So, Ill share my goals for this book. I have two goals in writing this book. First, I want to share my love for real estate investing in a way that hopefully manifests itself into some motivation for you to start.
The second, and most important to you, is that I want to teach you how to build wealth with real estate but do so in a simple way, without the need to own 10, 20 or 100 homes. While real estate investing is the basis of this book, Im hoping that some of the lessons taught here can be used in other areas of your life.
