Dear Reader:
Selling real estate in the area where I grew up is a great adventure. It is wonderful to show people how the process works and teach them what they need to do through each step of buying or selling property.
When I was given the opportunity to write this book, I knew it would be an extension of what Ive done with each and every homeseller I have met since I started my career in 1988. In the process of writing, I have found this to be true, and I appreciate the opportunity to share what I have learned and taught over the past couple of decades.
As a third generation real estate agent, I discovered early in life the stresses that can upset the homeseller who does not under stand what can and will happen in the process. It is my hope that the information in this book will help you avoid potential problems and lessen the stress you feel when you sell your own home. I also hope you will discover the adventure in home selling that I have found.

Understand your motivation. Knowing why you are selling your home and what benefit you expect to gain will help you throughout the entire process.
Create order in your home. A high level of organization is a key component in any successful endeavor.
Make repairs and freshen up. Buyers will notice. Even if your house is getting on in years, itll attract attention if its well maintained.
Understand the market. Knowledge of your market will teach you volumes about what to expect as you move forward toward a sale.
Price your home appropriately. Determining the right price is the most significant factor to assure success.
Choose an agent or decide to sell yourself. Carefully weigh the pros and cons of this important decision.
Learn about the paperwork. There is plenty of it, and knowing what to expect will keep surprises to a minimum.
Keep your emotions in check. When things get frustrating, a cool head and steady hand are your best allies.
Work with your financial consultant to discover areas where you can be flexible or even accommodating with your buyer. Be sure you understand your tax consequences, too.
Be patient. From preparing your home for sale, showing the house, and dealing with strangers, offers, negotiations, and the actual sale, there are a lot of chances to lose your cool. Remember your motivation and keep your eyes on the prize.
