Think big, act small Act now
This message comes out very clearly throughout this book by Dr Suresh Haware.
Many of us think big but fail to micro plan. Others get stuck at micro-planning, missing the big picture of what impacts us nationally and globally.
Housing is a basic necessity for human beings across the globenot just in India. Affordable housing for the masses is a key challenge for governments and policymakers.
Dr Suresh Haware points out, There are 269 industries connected to the real-estate industry. So, the industry not only provides solution to housing needs but generates employment for various other connected industries. It is a major part of economic activityboth locally and globally.
In Nano Housing, Dr Suresh Haware brings out a detailed study and offers solutions for the housing needs of India. He brings out a model of affordable housing (not cheap housing) named nano housing. He admits that the name has come from a defining car called Nano by Tata Motors. Nano is not just a cheap car; it has many global patents for its innovation and went onto restructure the automobile industry. The concept of nano housing is as innovative as the car it is named after. It is clear that this book, which is an outcome of his PhD research at the University of Mumbai, is a path-breaking study indeed.
The book is well-structured and gives an in-depth analysis of the housing needs the country is facing. His study includes requirements for housing at global, national and city levels. Nano housing is not just a concept, it is a need of our times.
The research also brings out many interesting dimensions. While there are vacant houses in cities across India, cities like Mumbai that have a real-estate boom have an over-supply for the High-Income Group (HIG) and a dearth of supply for the Middle-Income Group (MIG) and Low-Income group (LIG). This means that construction and development are happening but not according to the requirements of demand and supply in the changing society.
Dr Suresh also mentions his experiment with nano housing where people lined up to book the houses and the houses were booked in just three days! The police had to be called to control the mob-like situation. Indeed, this is, as Victor Hugo says, An idea whose time has come
In the present book, there are also insights on the impact of Goods and Services Tax (GST) and demonetisation on the real-estate sector. There are also some practical suggestions for policymakers at the government level and for other stakeholders. The author suggests practical methods for fulfilling capital requirements. As the sector is capital intensive, he proposes the concept of Real Estate Investment Trust (REIT). Similar models were applied in the past by other nations including America, where this concept was a huge success.
I would like to congratulate Dr Vivek Deolankar from the University of Mumbai who guided and helped Dr Suresh Haware in bringing out such a brilliant research.
