About the Author

M artin notched his first sale at the ripe old age of five. He had an idea one day to take rocks from his front yard, clean them up in a bucket of water, and make them all nice and shiny. He took those rocks around to all of the houses on his block looking to sell them to his neighbors. He made a few sells that day. Needless to say, he was instantly hooked to sales, and more importantly, he had found a passion that would stick with him until the present day.

Fast forward many years; he received his MBA from Drexel University and his MS in Project Management from George Washington University. He held various jobs, all of which have helped him appreciate the value of a dollar.

He was fired from his corporate job in 2004, and that forced his hand to go into business ownership for himself. He took what most people would consider the worst day in their life and made the best of it; in hindsight, it was the hidden opportunity he was looking for. In 2004, Martin and his wife, Ruth, founded a government contracting business that sold directly to the government, and then, in 2009, they started building a buy-and-hold commercial and residential real estate portfolio that they still manage today.

After selling that business, he became a full-time note investor, building a portfolio of notes that provided ongoing passive income for him and his family. In 2017, Martin wrote and debuted his first book, Note Investing Made Easier , on Amazon, and it was an instant #1 best-seller.

Since then, he has written, Secrets to Winning Government Contracts , as well as Real Estate Note Investing Mentorship , all of which continue to sell numerous copies on Amazon today. However, the note industry is constantly evolving. Likewise, Martin is constantly evolving. Enter his new book, Note Investing Fundaments to complete the equation. N ote investing has afforded me the kind of lifestyle I previously had only dreamed aboutgoing way back to my early childhood, polishing and selling those shiny rocks to all my neighbors. In my child mind, I envisioned myself making a ton of money and being my own boss.

Sometimes, when youre dreaming, you dont always work out each of the fine detailsbut you still believe. You catch a fleeting glimpse of who you were always destined to be. Unfortunately, many of us lose that glimpse. Before we know it, its gone.

I want you to believe as I do now, and to care as I care. What you have to gain cannot be measured. If youre having trouble seeing the vision for yourself, thats certainly understandable. If youre down as I once was and eager for financial freedom, youre in the right place. Maybe its freedom of time that youre seeking. You want to spend more time with your family, and less time with a boss you feel like doesnt have your best interest at heart. I want to help get you there.

Flash forward a few years.

I wrote this introduction as I was flying over Detroit, MI, on my way to speak at the IMN Dana Point Conference on the topic of Finding Distressed Product. Thats the general jumping off point for many note investors. The question of finding distressed products inevitably arises.

Of course, this often leads to great angst and worry as they contemplate where to find distressed products and start building portfolio.

Most people look at the dizzying array of external forces in complete bewilderment and utter terror, not knowing where to start or which way to turn.
