Introduction
Energy projects are socially important because they help save energy and therefore save precious environmental resources, yet most organizations do not make their decisions for altruistic reasons. The reality is that management decides whether to approve or deny an energy project based on one factor and one factor onlymoney.
Every day that your company spends without installing the appropriate energy-efficiency measures in its facilities means less profits, decreased productivity, and lost opportunities. If the chief financial officer of your organization stood on the roof of your office building and threw a large basket of hundred-dollar bills into the wind, what would you say? Perhaps you can show him that he might as well be doing that if your energy project continues to be delayed.
More than $2 billion has been invested in energy conservation projects during the past 10 years. As utility-based rebates become scarce, alternative financing methods will gain favor. While the engineering that goes into developing energy project calculations is important, it is equally important to conduct a financial engineering study of the project. What are the real costs of the project? What about hidden costs like employee or customer inconveniences while the project is being constructed? What are the risks of the equipment not performing as promised? What if key manufacturing operations are shut down because the air conditioning fails? Can the money spent on the project be better applied in researching a new product or in a larger advertising campaign? Will the cash to pay for the project come from internal funds or from a bank loan? Are there other sources of cash, such as utility rebates? Since energy projects are ultimately financial decisions, you must become a financial engineer if you are going to successfully present your project to upper management.
